Westgate Expansion update: “We do not have signed leases yet”

We have new details in the proposed expansion of the Westgate Village Shopping Center in West Toledo.

The developer expected to submit the architect's renderings of the development to the city on Monday.  However, that has been delayed to Tuesday.

We first told you last week about the plan that calls for three new buildings on the north side of Central Avenue near Secor Road.

We'll have to wait a few more hours for a first look at what's in store for the site.  The developer now says on Tuesday the plan for this site will be submitted to the City of Toledo Plan Commission. If it gets the green light, the two restaurants here now could be demolished this summer.

Where Arnie's sports bar and El Nuevo Mexican restaurant operate near the corner of Central and Secor could soon be home to a seven million dollar Westgate Redevelopment project.

The plan calls for one building for retail and restaurants, similar to the strip across the street that is home to Chipotle and Starbucks.

Another building will house medical offices.  A third building will be a stand-alone restaurant in the middle.

"They're going to take this area, build upon it," says District 5 City Councilman Tom Waniewski. "They already have some nibbles for leasing out the space. It's going to add to the continued growth of the neighborhood."

Liz Holland, the CEO of Abbell Credit Corporation, wouldn't release the names of prospective retailers planning to move in and open as early as Thanksgiving.

"We do not have signed leases yet," says Holland.  "As soon as we have signed leases, we will discuss who the tenants are."

District 5 City Councilman Tom Waniewski will be attending Abbell's meeting in March with neighbors.

"This area will be replicated in some part with what's across the street," says Waniewski. "When they re-did that and put Costco in, it was a shot in the arm for this area."

Last week, the owner of El Nuevo told 13abc's Tony Geftos that rent in the new building would top $10,000 a month, so the restaurant is moving to a location on Douglas.

"It's a little bit too pricey for the type of business that we do here," says Jose Meda, the owner of El Nuevo.

Waniewski says, "Arnies is going across the street (Secor) with the hotels." 

Tom Lemon, the Director of the City of Toledo Plan Commission, says of the development company: "They have the zoning in place. We're working with them on landscaping, sidewalk, and building design.  They've been very good to work with so far."

The Plan Commission is expected to vote on the Westgate Expansion proposal as early as its April 10th meeting.  Neighbors can testify during the hearing.  The proposal only goes to City Council if the Commission's decision is appealed, according to Lemon.

The developer is holding a meeting with residents next month to present the Westgate Expansion plan.  That will take place March 12th at 7 p.m. at Covenant Presbyterian Church at 3225 Markway Road.
